Take-all root rot: Lime green grass, uneven patches of brown/gray/yellow blades, thinning grass
Brown patch: Symmetrical circles of brown/yellow/tan grass that expand
Some other issues such as chinch bugs can look similar, so you’ll want to make sure it’s fungus before you treat. When you know for sure, it should be treated with fungicide immediately to try and save your lawn.
